2025 RARE & FREEHOLD New Strata Office Sale Opportunities

The most recent new strata office launch was in 2023 at Solitaire on Cecil — a rare freehold commercial development in the CBD. Prior to that, there had been no similar launches since 140 Robinson Road (now known as Tahir Building) in 2015, and Oxley Tower in 2012.

In 2024, two notable projects entered the market:

  • VisionCrest Orchard Commercial – a refurbished commercial building strategically located in the Orchard district.

  • One Sophia – a new mixed-use development with commercial strata components.

  • The Golden Mile Tower (TGM) – an iconic freehold project under URA conservation, offering rare office units within a heritage Brutalist structure. Its architectural legacy and freehold status make it a unique long-term asset.

As of 30 July 2025, VisionCrest has been granted approval for smaller strata sub-divisions on its remaining floors. Approximately 67% of the full-floor units have already been sold, with the remaining spaces now available in smaller configurations.

Looking ahead, Cecil Place at 137 Cecil Street is launching in July 2025. This upcoming development offers strata offices on a full-floor or half-floor basis, with unit sizes ranging from approximately 2,800 sq ft to 6,600 sq ft — ideal for owner-occupiers or long-term investors seeking premium office space in the heart of the CBD.

WHY INVEST NOW?

Strata Office Opportunities Are Rare — Here's Why You Should Act Now:

  • Exceptionally Limited Supply
URA’s 2022 restrictions on strata subdivision mean no new strata offices in core areas unless specially approved — drastically limiting future inventory.

  • 🏢 Only a Few Prime Projects Left
Developments like VisionCrest Orchard and Cecil Place are among the last strata-title office launches in central locations — an opportunity that may not repeat.

  • 🏙️ Singapore’s Office Market Remains Resilient
Despite global headwinds, Singapore’s office sector shows strong fundamentals: low vacancy, stable demand, and rising Grade A rents, especially in CBD-fringe and mixed-use locations.

  • 📍 Future-Proof in a Mixed-Use Urban Core
The URA Master Plan 2025 envisions the CBD as a live-work-play hub, blending business, lifestyle, and culture — positioning strata office owners at the heart of this transformation.

  • 📈 Freehold & Long Leasehold Advantage
With more short-term leasehold sites (15–30 years) entering the market, owning long-tenure office space ensures asset permanence and capital appreciation over time.

  • 💰 Control, Certainty & Long-Term Value
Strata ownership means fixed long-term costs, full control over space, and the ability to rent, use, or hold — offering versatility not possible with leasing.

  • 🕒 A Narrow Window That Won’t Last
Once these approved units are sold, future strata supply will be minimal to none. Regulatory barriers and land use priorities make this a now-or-never opportunity.
