Three years is the most common term. Shorter terms may be considered but can carry higher rent or fewer incentives. Longer leases may include renewal or rent-review provisions.

Sometimes. Landlords typically require information on the proposed Singapore entity, authorised signatory and deposit arrangements. A lease may be signed by the parent company or made conditional on incorporation, subject to landlord approval.

Sometimes. Built-in fixtures often remain, while movable furniture depends on the outgoing tenant and should be recorded in a takeover inventory. Unless agreed otherwise, the incoming tenant accepts the fit-out as-is.
